The stipulated terms and conditions govern all spaces and services within Sokkool, unless specifically altered by site management. Residents are expected to familiarize themselves with and abide by these regulations.
Non-compliance may prompt Sokkool to temporarily or permanently restrict access to its facilities and promptly terminate contracts without prior notice.
Any breach of these rules may result in financial penalties and/or exclusion from the facilities.
Coliving
1- Lease duration
The rental agreement is for a minimum period of one month, automatically renewable for the same duration. The client expressly agrees that in the event of non-payment of rent and charges, and three 3 business days after receiving a simple informational email specifying the amount due, SOKKOOL reserves the right to suspend the contract and deactivate the client's access badge.
2- Arrival and departure
The keys are handed over during the residence's opening hours and according to the appointment previously made with the Sokkool Team.
They must be returned by 11 a.m. on the day of departure.
An inventory will be given to the resident on the day of signing in. The customer must check the accuracy and quality of the inventory on arrival, and report any anomalies, missing items or damage within 72 hours of arrival. On departure, the inventory and state of cleanliness of the apartment will be checked, and any missing items or damage to the room will be billed to the resident.
3- Opening times and days
For residents : Residents have free access to their office, their accommodation and the spaces provided by sokkool. Access to these shared areas may be modified by sokkool management, in which case prior notice will be given.
Communal areas such as the swimming pool and rooftop are reserved exclusively for residents, and are off-limits to guests.
4- Occupancy conditions
The room will be made available to the resident in a good state of maintenance.
The customer is obliged :
- To pay the rent, the subscribed options, the services...
The end of the stay is understood to be after complete removal, and establishment of an inventory of condition at the end of the stay, drawn up jointly by the parties after the keys have been handed over, and any repairs carried out.
- To comply with the obligations imposed by the rules and regulations of the residence accepted by the customer and of which he expressly acknowledges having read.
- To occupy the room personally, which means that any sublease is forbidden.
- Not to keep animals, either regularly or occasionally, in the rented premises.
The Customer expressly agrees not to :
- Transforming the rented premises and equipment without sokkool's consent; he/she must not make any breakthroughs or changes in the Sokkool may, if the lessee fails to comply with this obligation, demand that the premises be immediately restored to their original condition at the lessee's expense.
- Use of the leased premises other than for the purpose specified in the special conditions, to the exclusion of all others.
- Store gas cylinders or flammable products, or any material of a dangerous nature.
5- Security, Badge and Alarm
An Access Badge will be given to the customer upon arrival at Sokkool which will allow him/her to, among other things access to their accommodation/office and to community areas left accessible by the by site management.
The customer undertakes not to force access to other areas of the residence. Any damage or forcing observed will be the responsibilitý of the person who will be financially liable (work to restore doors, etc.).
The entire building is covered by a fire alarm system connected to a specialized fire safety company.
The fire alarm is triggered by automatic fire detectors located in all Sokkool rooms, offices and common areas.
These detectors trigger an alarm in the event of smoke and/or heat emission.
6- Smoking area
Smoking is strictly prohibited in all Sokkool enclosed areas. The
only authorized smoking areas are: outside walkways, parking areas, outside terraces and rooftops, with strict use of the ashtrays provided. In this case, no butts or dirt may be thrown on the ground, and it is compulsory to use the ashtrays provided.
Smoking is strictly prohibited in the rooms.
7- Visitor
All visitors from outside the residence must be announced to reception beforehand and must be authorized.
Visitors will not have access to the rooftop.
No parties or gatherings will be permitted in the accommodation/offices or in the common areas of the residence, unless organized and approved by Sokkool management.
Failure to comply with these rules will result in sanctions and possible exclusion.
8- Animals
Pets are not allowed on the sokkool site.
9- Wifi
Each user has access to the WIFI network in all areas of the residence. All users undertake to use the network in compliance with all applicable regulations, in particular those concerning downloading, copyright, image rights and public decency.
In the event of non-compliance with the above commitment, the offending user remains entirely responsible for all civil, legal and financial consequences arising therefrom, without Sokkool being able to be held liable.
10- Common space
It is strictly forbidden to deposit or store personal belongings in the common areas of the residence, other than in the designated areas.
In the event of such deposit/storage, Sokkool will notify the resident/owner orally or in writing to remove the item(s) immediately. In the event of non-compliance, Sokkool reserves the right to remove the item(s) unilaterally, at the owner-user's expense.
It is forbidden to consume food anywhere other than in the designated areas (restaurant area, rooftop and garden). After each consumption of food, garbage must be disposed of in the garbage cans and the area left clean.
The rooftop and swimming pool will be accessible from 6 a.m. to midnight and forbidden from midnight to 6 a.m.
11- Liability
Sokkool declines all responsibility in the case of theft, loss or damage to personal belongings belonging to users, which remain in their exclusive custody, even if they are in the residence.
Sokkool declines all responsibility in the event of physical injury to the user occurring within the residence and resulting from force majeure, abnormal use of the residence, the user's behavior, or a breach of the aforementioned internal regulations.
12- Attitude and respect
Residents are expected to behave in a respectful and polite way, in accordance with the rules of community life to other Sokkool residents and to the Sokkool team. Sokkool reserves the right to refuse access to the residence without notice and to exclude any resident who behaves in a deviant way or who does not respect the above rules.
Residents are invited to live in harmony, respecting each other's privacy, personal property and space.
13- Noise pollution
Music and other noise pollution must cease at 00:00. Respecting rest hours is crucial to ensuring a peaceful environment for all coworkers.
In addition to rest hours, residents must avoid excessive noise in common areas during working hours to maintain a calm and productive coworking environment.
14- Compliance with local laws and regulations
The customer acknowledges and accepts that as a resident of coliving, he/she is obliged to comply with all laws, regulations and obligations in force in Indonesia, in particular in the region of Bali , throughout the duration of the rental contract.
The client agrees to comply with all Indonesian laws, including, but not limited to, laws relating to immigration, taxes, public health, safety and any other relevant regulations.
The customer acknowledges that any violation of local laws and regulations will be the personal responsibility of the customer, who will be solely liable for any legal consequences arising therefrom.
The customer undertakes to keep all necessary information and legal documents up to date, including any required visas and residence permits, for the duration of his/her stay at the coliving.
In the event of non-compliance with local laws and regulations, the coliving reserves the right to terminate the rental contract with immediate effect, without notice, and the tenant will be required to vacate the premises in accordance with the provisions of the contract.
15- Image rights
By accepting the terms of this contract, the renter agrees to allow Sokkoool and its representatives the non-exclusive and irrevocable right to use the renter's image, portrait, voice and any other visual or audiovisual representation of the person captured during the renter's stay at the coliving facility for promotional, advertising or commercial purposes related to the facility.
Sokkool undertakes to use the customer's image in a reasonable and appropriate way and exclusively for the promotion of its services. No use of the image will be made in a defamatory, offensive or damaging manner to the tenant's reputation.
This authorization is valid for the duration of the renter's stay at the coliving facility and continues even after termination or expiration of the rental agreement.
The customer may revoke this authorization at any time by written notice to Sokkoool. However, revocation will have no retroactive effect on previous uses of the customer's image.
